Website and property management inquiries

This website provides general information about our property management and real estate services. Submitting the contact form is a request for information. It does not create a property management agreement, agency relationship, lease, or other service contract. Any services, fees, responsibilities, and availability must be agreed separately.

Website information is not legal, tax, financial, or investment advice. We do not guarantee any particular rental income, occupancy, property value, or investment outcome.

Appropriate use

Please provide accurate contact details and only information you are authorized to share. Do not impersonate another person, submit unlawful or abusive content, attempt unauthorized access, or interfere with the website. You must be able to enter into agreements under applicable law to request services.

SMS communications

New Gen offers independent informational SMS and marketing SMS choices. Informational SMS includes inquiry follow-ups and property management updates. Marketing SMS includes promotional messages and marketing offers about property management services. By selecting an optional SMS checkbox and submitting the form, you authorize New Gen Development & Investments LLC to send only the message types you selected to the number you provide, including messages sent using automated technology. Both SMS choices are unchecked by default, and neither requires the other. You confirm that you are the subscriber or authorized user of that number.

SMS enrollment is available only through our website contact form: select the optional informational SMS checkbox, the optional marketing SMS checkbox, or both, then submit the form. Generic replies such as YES, Y, or Reply are conversational responses; they do not enroll you in SMS or create marketing consent. START and UNSTOP only restore carrier transport after a block. They never create or expand permission for informational or marketing messages. Any SMS messages require recorded consent for the corresponding purpose; new or expanded permission requires a separate selection on the website form.

Consent is not a condition of purchase or service. Message frequency varies. Message and data rates may apply according to your wireless plan.

To opt out, reply STOP to any SMS message from us. You may receive one confirmation of your opt-out request; further messages under that program will stop unless you opt in again. For help, reply HELP or send a request through our contact form. You can also use the form to withdraw consent or tell us that your number has changed.

Message delivery depends on your carrier and other network conditions. Carriers are not liable for delayed or undelivered messages. The form should not be used for emergencies or urgent property issues.

Email communications

By selecting the optional email consent checkbox, you authorize inquiry follow-ups, property management updates, and marketing offers by email. You can unsubscribe from marketing emails using the link in an email or request a preference change through our contact form. Email, informational SMS, and marketing SMS consent are independent and optional. We may still respond to requests you initiate or send communications necessary to provide a service you have requested.

Privacy

Our Privacy Policy explains the information we collect, how we use it, and how you can request access, corrections, or deletion. Mobile opt-in information and SMS consent are not shared with third parties or affiliates for their own marketing or promotional purposes.

Content and availability

Website content belongs to New Gen or its respective licensors. You may view it for personal or business inquiries, but may not reuse branding or content in a misleading way. We aim to keep information accurate and the website available, but content may change and errors or interruptions may occur. Confirm service details directly with us before relying on them.

External resources are governed by their providers’ own terms and privacy practices. These website terms do not limit rights or protections that cannot be excluded under applicable law.

Updates and questions

We may revise these terms as the website or communications program changes. The revised date will appear on this page. New messaging consent will be requested when required.
